June 2008 Austin Real Estate Statistics

Stats for June were pretty similar to April’s stats.  Again, down slightly from a record year (2007.)  The total # of active listings are up 19% from last June.  The number of homes sold in Austin are down 20% from last year.  However, prices remain strong.  The median sales price is up just under 5%, and the average sales price is up just under 1%.

  • Active listings went up while the number of houses sold went down. That just shows the down curve of the industry. The house prices will have to drop some more to meet demand.

    How are things comparing to last years market for you. In my area I have noticed that quite a number of towns I work have seen a significant improvement in the number of homes sold each month for the past 4 months over the same months in 2007.
